A ten-step walkthrough — from opening a UK account remotely to completion — for BN(O) families, family offices, and offshore-entity acquirers. The platforms, the documentation, and the order in which to do things.
Specialist Finance for International Investors
Whether you are a BN(O) family establishing a UK home, a Hong Kong or Singapore principal deploying into London, or an acquirer purchasing through a BVI, Cayman, Hong Kong or Singapore entity — the route exists and is used every week. What differs is the lender pool. Private banks and specialist lenders serve the profiles the high street declines. We identify which pool applies to you before anyone is approached.
Private Bank Route
£2m+
Offshore entities, complex income, global assets
Specialist Lender Route
Under £2m
BN(O) transitional income, non-resident mortgages
The first step for any buyer from Hong Kong, Singapore or Greater China is establishing which of three profiles applies: a BN(O)-route family now in the UK or relocating (income in transition, assets in Hong Kong); a Hong Kong or Singapore-based principal or family office deploying into UK property; or an acquisition through an existing offshore entity — BVI, Cayman, Hong Kong or Singapore company. Each profile maps to a different lender pool, and approaching the wrong one wastes months.
Action
Confirm your residency status, the currency and structure of your income, and whether the purchasing entity already exists — with a specialist broker, before anything else.
Most UK mortgage lenders prefer (and private banks require) a UK banking relationship. All of the following can be opened from Hong Kong or Singapore, without setting foot in the UK.
Action
Open an HSBC Expat or Barclays International account as early as possible — a 3–6 month banking history strengthens your application. BN(O) families should do this before relocating if they can.
There are three routes. Personal name — usually simplest for a family home, including BN(O) purchases. A UK SPV — a limited company set up solely to hold property, the standard route for portfolios and commercial assets, and the structure most UK lenders know best. Or purchase through your existing offshore entity — BVI, Cayman, Hong Kong or Singapore company. The offshore route is well established but narrows the lender pool to specialists and private banks, and triggers the UK's Register of Overseas Entities. Each carries different tax and succession consequences.
Action
Take advice from a UK solicitor and tax adviser before committing to a structure. We arrange finance for all three routes — the right answer depends on your holdings, not on lender convenience.
A UK Limited Company can be registered entirely online via Companies House — no UK visit required. The process typically takes under 24 hours and costs £50 if done directly. Formation agents handle everything and provide a UK registered address. Note: if you purchase through an offshore entity instead, your solicitor must register it on the UK Register of Overseas Entities before completion — an unregistered overseas entity cannot take title.
Action
Use SIC code 68100 (buying and selling of own real estate) when registering. Appoint a UK accountant to handle annual filings.
Your SPV needs its own UK bank account. Several digital business banks are well-suited to non-resident directors and can be opened entirely online.
Action
Tide is generally the fastest to open for non-resident directors. Keep this account separate and solely for SPV transactions.
The UK conveyancing process is thorough and typically takes 10–14 weeks. For buyers from Hong Kong, Singapore or Greater China, the solicitor must be comfortable with three things most conveyancers see rarely: anti-money-laundering checks on funds routed through Hong Kong or Singapore accounts, Register of Overseas Entities compliance where an offshore company is the buyer, and leasehold structures — which differ from Hong Kong's leasehold-from-government system in important ways.
Action
Ask your broker for a referral — we work with solicitors who handle international and offshore-entity transactions as their core practice, not as an exception.
This is where our process differs from most. For offshore-structured capital, UK lenders apply enhanced due diligence — and the transactions that stall are the ones where documentation is assembled mid-application. We complete the AML, source-of-wealth and beneficial-ownership file before approaching any lender, so the lender conversation is about the deal, not the paperwork.
Action
Assemble this file early. Capital that is already lawfully offshore, with a clean documentary trail, moves through UK lending quickly. Capital that cannot be documented does not move at all.
This is the most consequential step. Most UK high-street lenders decline or heavily restrict offshore-entity borrowers, non-UK income, and complex beneficial ownership — and a decline leaves a mark that narrows your future options. Our panel includes the specialist and private-bank lenders explicitly set up for BVI, Cayman, Hong Kong and Singapore-entity borrowers, and for HKD and SGD income profiles. Knowing which institution has genuine appetite for your exact structure is the entire value of a specialist.
Action
Contact our team. We will assess your profile and structure, identify the lenders with proven appetite for it, and manage the application on your behalf — from London, where the lending decisions are made.
Once your broker has identified the right lender and submitted your case, a Decision in Principle (DIP) is issued. This confirms how much the lender is willing to lend. It carries no obligation to proceed but gives you credible buying power when approaching sellers — and in Prime London, agents treat finance-ready buyers very differently.
Action
Use your DIP when making offers. For offshore-entity purchases with the AML file already complete, specialist lender decisions can follow in days rather than weeks.
Your solicitor handles exchange of contracts (a 10% deposit is paid and the deal becomes legally binding) and then completion (mortgage funds released, title transferred). Stamp Duty Land Tax is paid at completion — including the 2% non-resident surcharge where it applies. For offshore-entity purchases, Register of Overseas Entities registration must be in place, and your tax adviser should have confirmed the ATED position for company-held residential property.
Action
Plan for 10–14 weeks from mortgage application to completion. The rigour of the UK process is precisely what makes UK title so secure — and so respected in Hong Kong and Singapore.
A Note on Capital Origin
We work with capital that is already lawfully offshore — held in Hong Kong, Singapore, or established offshore entities, with a documentary trail behind it. We do not advise on, or assist with, moving capital out of mainland China, and every mandate requires full source-of-wealth and beneficial-ownership documentation before we approach a lender.
This is not a formality. It is why the lenders on our panel take our applications seriously — and why the transactions we arrange complete without the delays that undocumented structures create.
The Buyer Profile
An illustrative worked example. A Hong Kong family relocating to the UK under the BN(O) route, with investment income from HK-listed holdings, a BVI holding company established years earlier, and one principal taking up UK employment.
The Goal
Purchase a family residence in South Kensington at around £3.8M — held through the existing BVI company for consistency with the family's wider structure — with schooling in London as the anchor.
The Outcome
A £3.8M Prime London purchase completed in around seven months, through an offshore entity most high-street lenders would have declined on day one — because the structure was documented first and the right lenders were approached once, properly. This is an illustrative scenario showing how such a transaction typically proceeds, not a description of a specific client.
Month by Month
First conversation with Palladian Finance by phone. Profile confirmed: BN(O) relocation in progress, income split between HK investment income and new UK employment, existing BVI entity as the proposed buyer. UK banking relationship initiated the same week — fully remote.
Structure review with the family's UK solicitor and tax adviser: BVI purchase confirmed, Register of Overseas Entities registration initiated, ATED and SDLT positions mapped before any offer was made.
Documentation phase — completed before any lender was approached. Beneficial ownership chain documented through each layer of the BVI structure; source-of-wealth file assembled covering the original business income; bank statements from the Hong Kong accounts funding the deposit.
Palladian approached two private banks with established appetite for BVI-entity borrowers with Hong Kong beneficial ownership. Because the AML file was complete, the conversation was about the asset and the covenant — not the paperwork.
Decision in Principle issued. Offer made on a South Kensington apartment and accepted. The blended income picture — HK investment income plus transitional UK employment — underwritten as presented.
Conveyancing under way. AML checks on the HK-routed deposit funds cleared without queries. Register of Overseas Entities registration confirmed, clearing the entity to take title.
Exchange of contracts. Deposit paid. SDLT calculated and reserved — including the non-resident surcharge — with no surprises, because it had been in the numbers from Month 2.
Completion. Keys collected two weeks before the school term began.
For overseas buyers, the real question often isn't the mortgage — it's the tax. UK purchase and succession costs are significant, and they're where less-prepared buyers get caught out. We flag them at the outset and work alongside your own tax and legal advisers, so nothing surprises you on the day.
01
On top of standard Stamp Duty, non-UK residents pay a 2% surcharge, and a further 5% applies to an additional or second home — so a non-resident buying an investment property typically pays around 7% above the standard rates. We build this into your numbers from day one.
02
Buying in your personal name or through a UK company (an SPV) carries different tax and succession consequences — and companies acquiring residential property above £500,000 can face a 17% flat rate. There is no single right answer. We arrange finance for whichever structure you and your advisers choose.
03
UK residential property falls within the scope of UK inheritance tax — 40% above the available allowances — regardless of where you live or how the property is held. For families buying for the next generation, it is worth planning early. We structure the purchase and finance to fit your succession plans.
Palladian Finance arranges property finance. We are not tax, legal or estate-planning advisers — but we know these questions matter, so we raise them early and coordinate with your chosen advisers. Rates and thresholds are those applying in England and are current at the time of writing; they can change, so confirm your position with a qualified adviser.
Our team works with BN(O) families, family offices, private-bank clients and offshore-entity acquirers. We will tell you plainly which route applies to your structure, what documentation it requires, and how long it will take.
